Our log homes cost anywhere between $120-$150 per square foot. However, there are many ways to save on those costs.
The average price is $24 to $32 per heated square foot.
Eastern White Pine is the species we use exclusively for our log walls and log siding. In our opinion, Eastern White Pine is the best species for log walls because of its:

Many of our customers successfully use local lenders as log homes came out of the woods, so to speak, years ago. But for those customers without access to such local sources, we have established relationships with both regional and nationwide lenders that can tapped for any eLogHomes customer. Naturally, defining just what you want to build (i.e. model, layout, etc) and where needs to be nailed down before it makes any sense to begin the financing application process. And when that’s done, we’ll put you directly in touch with one of our third-party lenders so the process can start smoothly and end in success!
While we’re not perfect, our quality control program is designed to make sure of just that. And, since we recognize that no system is 100% accurate, we add a quantity of extra materials to each order to help mitigate those rare instances when we might have missed something. The most important thing you can do is to use the Packing List/Intended Use List that arrives with your delivery to (a) check off that all materials listed have been received and (b) insure that all materials are used for the specific use, and in the specific area, intended.
1. Reduce square-footage.
2. Build on a slab.
3. Be your own general contractor.
4. Do a portion of the work yourself.
Not including land, septic and well, based on building on a crawl-space:
(Your built-price) x 0.90 = Y
Y x 2 = (Turn-key price)

If building on a full basement, add ($50 x square foot of basement) to total price.
The very first thing you should do is to contact a local lender (that’s the source for most of our customers) and ask if they offer construction and permanent mortgage loans. If so, make an appointment to apply for Preliminary Approval. That’s essentially a Credit Approval, subject to verifications, where the lender will inform you how much you qualify to borrow, and at what loan to value ratio (in other words, what type of down payment, which might at least partially be equity in your building site, will be required). Typically, that’s information you’ll have within just a few days of applying

Blueprints are included as part of your log home materials package order, from the Preliminary Blueprint stage (elevations, floor plans, with revisions made in consultation with you) all the way through to Final Blueprints (elevations, floor plans, foundation plan, floor and roof framing plans, building section, and all applicable details).
No, our shell building pricing extends to cover the contiguous 48 United States and there is no charged added to that pricing for mileage.

Yes, that’s one of the very key components towards qualifying for a construction and/or permanent mortgage loan.
Our packages are delivered in 4 to 5 months. However, we have delivered in as little as 60 days.
Once your foundation is in, and we have completed the erection of the materials we supplied, what you would see from the outside is your home complete on the outside, with the exception of shingles. On the inside, all framing is done, including stairs and you are ready for mechanical rough-in.
The most accurate answer, of course, is anything that’s not on our applicable Materials List. But, in general, the issues and materials you will be responsible for include:
a. Excavation, Foundation, Supports to grade;
b. Roof shingles or metal roofing, fixed glass in upper gables;
c. Exterior stairs/stair rails to grade (unless added to your eLogHomes Material Package once distances to grades known);
d. Mechanical systems;
e. Finished flooring, framed interior wall coverings, finished stairs;
f. Floor, roof, and 2nd level exterior wall insulation;
g. Installation of eLogHomes supplied interior stair/loft rail systems;
h. Plumbing and lighting fixtures;
i. Cabinets, vanities, appliances;
j. Preservative for exterior log and log sided walls;
k. Driveway, landscaping.
There are several reasons but the three main reasons are;
a. Having such materials sit on the job site for the weeks, or longer, that it will be before the interior is ready for those materials runs the risk of having them deteriorate, become damaged, or walk off;
b. We simply would not be in a position to offer the range of selection most buyers would prefer to see for kitchen cabinets, vanities, appliances, and the like;
c. Those types of materials are almost universally installed by sub-contractors expecting that they will be supplying both the materials and the labor finding sub-contractors to install these materials that you’ve obtained elsewhere would be difficult at best; finding any willing to do so at a reasonable cost would likely be impossible.
The Gold Premium Materials Package incorporates the following upgrades to the
Silver Complete Materials Package:
a. Low-E, insulated wood windows and patio doors are upgraded to Andersen Series 400 Vinyl Clad units;
b. 4x6 porch posts are upgraded to 8 in. -14 in. diameter Handcrafted Log porch posts;
c. Soffits and porch ceilings are upgraded from 3/8 in. rough sawn plywood to 1x6 White Pine T&G V-Notch paneling;
d. Gable end overhangs are extended from 12 in. to 24 in. ;
e. Final Blueprints sealed by an engineer licensed in your state.
If we were to ship you unframed plate glass for your upper gables, far and away the most economical approach, your problem would be finding a local installer, a specialized professional, willing to both install the glass and accept responsibility for its performance. Or if we were to have the glass instead framed at the window factory to make installation by a log home shell erector practical, you’d be paying for the extra and unnecessary materials and labor to have that glass window factory framed.
The actual R-Factor is not particularly helpful in either comparing solid log walls to other types of construction OR in showing, through the US Department of Energy’s REScheck program, that a log home will meet the applicable state or local energy code. The latter is a service that your eLogHomes’ Customer Service Representative can provide you at no charge (and we’ve never failed to meet one yet!). The former is better understood in relation to a comparative study done by the National Association of Home Builders’ Research Center in which an eLogHome, with a nominal 6 in. log wall, was shown to have a predicted annual energy use 7.4% below that of the computer model, a stick built home constructed in accordance with the New York Energy Code, one of the most stringent in the nation.
No, our logs are intentionally not treated as half of each log will be inside your house for years and years to come. And any treatment that’s suitable for preserving the exterior is not necessarily one that ought to be applied to interior surfaces.
Log homes certainly can be. However our materials packages do not include any items that are specifically related to an active solar energy system. Adding solar panels and/or other active solar energy items is something that you should consult with your HVAC sub-contractor about, or with a solar energy specialist. Indeed, you may well find that the solid log walls offer some benefit due to their ability to store energy and re-radiate it back.

Our homes are designed in accordance with the current International Residential Code (IRC) and meet, or exceed, all related minimum standards. Most areas use some version of the IRC, and/or incorporate its standards into their own. However, from time to time, there are local requirements which, once we are notified, we can accommodate with, typically, little if any added cost.
Although our logs are air-dried to the point where any shrinkage or settling is minimal, or even non-existent, there are nonetheless several techniques we use to offset even that low potential for log movement;
Relief in the double tongue and groove polyfoam gasket system between each log course allows the gasket to maintain its memory in. and spring back to fill any gap;
Self-tapping lag screws with a flange allow the logs to settle without getting hung up by the lag screws;
Window bucks and interior partitions connecting to the log wall are prepared, on site, with slip joints so the logs can slide down without racking windows/doors or cracking sheetrock.
Before we wrap each unit of material, we take photographs here at our plant. We then number each unit and mark on each just what materials are in that unit, and take another photograph. So if something is reported missing, we check the Packing List (to make sure we specified the correct quantity) and our photographs to insure that we loaded those materials. If our Packing List shows we missed something, we will replace the material at our expense. Likewise, if our photographs don’t prove to us that we loaded the material, we’ll conclude that we didn’t and replace the material at our expense. For broken material, we will ask that you send photographs of the material (with something that shows scale if required). We’ll check those against our own photos to determine, as best we can, when and how the material became damaged and, if it’s clear we shipped the material in that condition, we will repair or replace it at our expense.
The home is stained and sealed as soon as the log home shell-erection is completed.
Several models feature a wrap-around, or near wrap-around, porch as part of their design. But virtually any model can have porch areas to any side, or all sides.
Yes, indeed! Our homes have been built on basements (using a variety of wall systems), crawl spaces, slab, and piers/pilings.

Either you or your eLogHomes sales rep can check with your local Home Builder’s Association and/or Chamber of Commerce for recommendations. Or once your order has been placed, our Customer Service Department can do much of that research for you and provide you with some choices for you to contact and check out.
We do! Our built in. package includes eLogHomes being responsible for the erection of the complete exterior weather tight shell package on your foundation.
The log home shell erector (a service we DO offer) will drill the logs as they are set in place for your perimeter wall outlets on the first level and your wall switches by entry doors. Then, provided an electrical box is on site to use as a template, the logs are notched out for the box. So, by the time the shell is complete the log walls are electrician ready. Neither plumbing supply nor drain lines should be installed in an exterior wall, whether those walls are log or framed.
Yes, we offer turn key log home construction in many states.
Any competent carpenter and experienced framer will have no trouble with the erection of our materials package as long as he or she will take the time to both review all the instructional material we provide and to set the first log course, and every log course, properly. However if those qualifications and/or that willingness are absent, building any home, log or otherwise, is not something you should consider doing.

That’s very possible. In fact we caution every customer that, if there’s any question about site accessibility, an alternate unloading site should be identified prior to the arrival of the delivery truck(s). Each driver is responsible for his or her equipment, safety, the safety of others at the unloading site, and also bears in mind the possibility of damaging the road or any other property. So he or she makes the call when they arrive and check out the access, the unloading area, and the egress.
We very definitely do ship (and have shipped) log home packages outside of the US and frequently can arrange to have an experienced log home contractor erect your shell, or act as a supervisor for your local crew.
The exterior log and other wood surfaces are to be treated with a preservative (with UV protection built in) within about 60 days of delivery. Re-treatments will generally be required every 4-5 years, but it’s important to both follow the preservative manufacturer’s specific recommendations and use the eye test in. periodically - some walls that are highly exposed to sun and wind may require more frequent treatment while sheltered walls (i.e. those beneath porch overhangs) may need to be re-treated less often.
